Is this an actual permit application I can submit?
The package you receive contains every answer for every required form — populated with your property's data. You take the package to LADBS, DOB NOW, or your town hall and file it. We don't submit for you because all three jurisdictions require owner signature on the application, which has to happen in person or on the owner's account.
What happens if my lot isn't eligible?
Full refund. The eligibility check is free and runs before any payment. If the engine returns blocker issues (coastal zone, oversized, prohibited zone, etc.) you won't be prompted to pay at all. If something gets missed, we refund the $199 immediately — no forms, no calls.
How accurate is your zoning data?
LA pulls from LADBS's own LAZD ArcGIS feature server — the same layer used by the city's Zone Information portal. NYC pulls from the DCP PLUTO tax lot dataset. Massachusetts uses MassGIS parcel data with statewide by-right rules from the Affordable Homes Act. Every rule we apply is tagged with its source code section.

Jurisdictions: Los Angeles (CA), New York City (NY), Massachusetts, Oregon, Washington, Colorado, Connecticut, Vermont, Montana, Maine, New Hampshire, Utah, Hawaii, Arizona, Iowa, Arkansas, Maryland, and Delaware. LA additionally supports additions, remodels, and decks. Each jurisdiction has its own rule engine encoding the actual statute. More project types and states adding monthly.
What if my city changes the rules after I buy?
We monitor code changes via automated diff on the published ordinance feeds. If a rule relevant to your filing changes before you submit, you get an updated package at no cost. The original PDF is versioned with the statute revision.
